“Both properties will likely have their benefits, drawbacks, and compelling features, which can leave you feeling stuck between a rock and a hard place while struggling to make a decision. When you consider the complexity and long-term implications that come with home ownership and property investment, the consequences of a poor decision can be long-lasting, which is why making the right choice is crucial.

If you find yourself stuck when choosing between two homes, here are some tips to help:

Consider the financial element:

  • Price - Does one home offer significantly better value than the other? Are the asking prices reasonable for the market they are based in?
  • Insurance costs - Different properties come with different insurance premiums.
  • Future value - Consider the potential for appreciation or depreciation. Which area is likely to grow in value?
  • Maintenance costs - Which home is more ‘move in ready’? Which home will cost more to maintain and repair? Older homes may cost more over time.

Create a pros and cons list:

  • Location - How far is each property from amenities that are important to you, like schools and your workplace? Does the neighbourhood make you feel safe, and is it well-connected?
  • Outdoor space - How much outdoor space is available to you, and how much do you and your family need? Is the garden maintenance feasible for you?
  • Size and layout - Does the size and layout of the home meet your current needs?
  • Aesthetics - Do you like the interior design, architecture, and overall ambience?

Consider your lifestyle:

  • Community and amenities - Are you drawn to one neighbourhood over the other due to the vibe it offers?
  • Travel - How will the location impact your commute to work, school, and other places you visit regularly?
  • Future plans - How do you envision your life-changing in the next five to ten years? Is one home more suitable for your future needs?
